The past year was a challenging time for the short-term rental market, but also a period of clear changes in sales strategies. We gathered data from the entire IdoBooking platform to show where we see the greatest growth potential and the direction in which we plan to develop further with you.

Direct sales are playing an increasingly important role:
Your guests come from OTAs. They return via direct booking. Take control of your sales – without giving up the reach of OTAs.
This year, the largest share of sales came from:

Diversified sales and strong direct booking increase revenue stability and help build visibility in new sales channels – from AI-powered search engines (e.g. ChatGPT) to the Google ecosystem, including Search, Maps, Google Hotel Search, and integrations with Google Travel and AI overviews, where users increasingly begin their travel planning.
Data analysis shows clear growth periods:
1 February: +45% y/y
2 March: +35% y/y
3 September: +34% y/y
Seasonality still matters, but more and more clients are actively maximizing opportunities outside peak periods through conscious price management, availability control, and sales channel optimization. This is especially important when weather conditions are unfavorable – something we all experienced this year.
Technology comes to the rescue: dynamic pricing, multichannel sales via Channel Manager, and the use of marketing tools to create attractive offers and analyze traffic
Over the year, the IdoBooking system was expanded with features supporting direct sales, automation, and Hosts’ daily operations, including:
1. More flexibility in sales
2. Less manual work, more automation
3. A new panel experience (features available for new Hosts and gradually rolled out to all users)
More control over sales, fewer operational bottlenecks, and better preparation for further automation. This is especially important in light of upcoming changes in the short-term rental industry that will require continued market professionalization.
Customer feedback and full-year data analysis clearly indicate the directions we want to pursue next. In the coming months, we will introduce further features that:

3. Give Hosts one central place to manage their business
